Smooth Move

Finding a mover can be stressful.  I suggest before hiring a moving company you check out www.protectyourmove.gov, which is run by the Federal Motor Carrier Administration.  The website features a moving checklist, tips on spotting “rogue” movers and resources to check a company’s registration with the U.S. Department of Transportation.

Selling your home-how easy is it to show to prospective buyers?

jon-web.jpgI had some buyers in town this weekend from New York looking for real estate in the Wilton Manors and Fort Lauderdale area and wanted to share this story with you.  There was one home in Wilton Manors they wanted to see on Friday, I called the listing agent  and left a message(no return call), called again on Saturday(no return call) and on Sunday night received a message saying she was out of town and that the property was under contract.  So we are going back out Saturday afternoon, I called to make appointments that morning around 10:30 for seven properties and this was the outcome.

  1. Left message, still haven’t heard back
  2. Left message, owner is the agent and is out of town until the next day-can’t see
  3. Spoke to agent, he said this was a great property, a motivated seller, etc-however the tenants in the house don’t know it is for sale cannot look at it
  4. Called owner, property was rented and he can’t get his REALTOR to withdraw the listing from the mls
  5. Left message, still haven’t heard back
  6. Was able to show this one(and is one of their top 2 choices)
  7. Was able to show this one also

So out of 7 properties these qualified buyers wanted to look at that day, we only saw 2.  I’m writing this for 2 reasons.  To illustrate what a great disservice these agents are doing to their sellers, and secondly to emphasize how important it is to have your home listed with a REALTOR and an office that can facilitate showings of your home leading to a successful sale and closing.

Recent Fort Lauderdale Real Estate Sales Statisics

Here are the most recent statistics for activity in our market; new listings, available inventory, number of closed sales and sale prices.  Pretty encouraging, I’ve pulled the same numbers from 2005 to 2006 and all indications point to a stabilizing real estate market.

New Listings

  • Single Family- 2,558(12% higher than ’06, a year ago it was 74% higher)
  • Condo-Townhouse- 3,328(18% higher than ’06, a year ago it was 76% higher)
  • Total all Property Types-8,511(22% higher than ’06, a year ago it was 60% higher)

Total Available Inventory

  • Single Family-11,766(45% higher than ’06, a year ago it was 249% higher)
  • Condo/Townhouse-16,742(58% higher than ’06, a year ago it was 311% higher)
  • Total-27,486(56% higher than ’06, a year ago it was 175% higher)

Single Family Sold

  • 534 closed sales, 18% down from ’06, a year ago it was down 32%)
  • Average sales price, $511,468(this is skewed because of a almost 10 million and 2 over 5 million sales)

Condo/Townhome Sold

  • 605 closed sales, 21% down from ’06, a year ago is was down 34%)
  • Average sales price, $253,624, down 2% from ’06, a year ago it was up 14%)

Just some reassurance that things are cyclical and coming around.  The number one factor for selling in today’s market is pricing, I’ll write more about that later.

Homes of the Future

f704022_101_12.jpg I just read an interesting article from the National Association of Home Builder’s about what the homes buyers can expect to buy in the nearer future-2015.

  • 2,330 square foot, two-story home with two to three bathrooms and four bedrooms
  • One-story entry foyer
  • One-story family room (no loft or volume ceilings)
  • Living room will vanish or become parlor/retreat/library
  • Nine-foot ceilings on the first floor, eight to nine-foot ceilings on second floor
  • Exterior walls of vinyl or fiber cememt siding or brick
  • Staircase located in foyer
  • Front porch and patio
  • Fiber-optic network, programmable thermostat, structured wiring systems, multiline phone system
  • Both shower stall and tub in master bathroom; master bath toilet will have separate enclosure
