APRIL 2009 Sales Statistics & Market Update

More good news.  The numbers just came out for April 2009-inventory is down, closed and pending sales are up-the market is changing and we’ve a strong increase in activity with buyers both locally and from out state in just the last few weeks. 

New Listings

  • Single Family-1,537, 35% lower than 08′
  • Condo/Townhome-1,892, 28% lower than 08′
  • Total all property types-5,686, 27% lower than 08′

Total Available Inventory

  • Single Family-8,371, 33% lower than 08′
  • Condo/Townhouse-12,301, 24% lower than 08′
  • Total all Property Types-29,428 22% lower than 08′

Single Family Sold

  • 638 closed sales, up 16% from 08′
  • Median sales price, $211,000, down 30% from last year

Condo/Townhome Sold

  • 744 closed sales, 17% higher from 08′
  • Median sales price, $77,700, 45% down from 08′

Pending Inventory or homes under contract

  • Single family homes are up 87% over 2008
  • Condos are up 73% over 2008

Given our current inventory and sales levels, if there were to be nothing else listed, we have a 13 month supply of single family homes on the market(down 43% from the previous year) and a 17 month supply of condos on the market(down 34% from the previous year)
