Buying

Thinking of buying?  I wanted to put this information here to be available to clients who may be just in the thinking stage of buying a property.  I’ve given a brief overview of the process for you here and can also mail a Buyer’s Package to you upon request.

Owning your own home is a wonderful feeling.  I look forward to helping you in your search.  Now that you have made this important decision, there are a few things I would like to suggest to help in making your homeownership dream a reality.  I will be there to assist you every step of the way, so let’s get started! 

“The Search”

Looking for a home that is right for you may take some time, but it can also be a lot of fun!  Keep an open mind,  a coat of paint, some elbow grease or some landscaping can make a world of difference.  A home with the type of floor plan and features to fit your lifestyle may just need your personal finishing touches! 

“The Mortgage”

This is the very first step you should take in the process.  I will put you in contact with a mortgage broker that will “pre-qualify” you.  Meeting with a lender early in your search will give you a realistic view of your price range and time frame.  Some of the things that you will be asked to provide for the application are:  Banking information and W-2 forms, also credit and employment verification.  The lender will give you a good faith estimate of closing costs to let you know what fees are involved and your approximate mortgage payments.  When you are ready to submit an offer, a letter of pre-qualification from your lender submitted with the contract shows sellers you are Ready, willing and able to buy.  There are certain timelines involved after the contract is signed, so the more we have done early means less to do later when we find your perfect home. 

“The Contract” 

Please look at the sample contract I have enclosed so when we find your home and are ready to submit an offer you’ll be familiar with it.  But remember,  I am always available if you have any questions or concerns.  After we have successfully negotiated the purchase of your new home and the sellers have signed the contract we then have a fully executed contract. 

“The Inspections”

After we have a fully executed contract, an inspection of the property is scheduled.  We will provide you with the names of several inspection companies.  This inspection takes from one to three hours and varies in price according to the size of the property.  We highly recommend that you attend the inspection.  If the inspection reveals defects covered under the contract, the seller can make the repairs or give a credit to you for those repairs at closing. 

 “The Title Company”

The title company or closing agent is responsible for the title research, the title insurance policy, collecting all of the documents and most importantly making sure everything goes smoothly. 

 “The Closing”

We will schedule the closing at a mutually agreed upon time and date.  Your closing agent will give you the exact dollar amount you are to bring to the closing in the form of a cashier’s check.  After signing what seems like mounds of paper, you will be provided with a copy of all documents and a key to your new home! 

Congratulations, you’ve just bought a home!
